Courageous. Confident. Vital. A brave new color, for a brave new world. Let the bold spirit of Honeysuckle infuse you, lift you and carry you through the year. It’s a color for every day – with nothing “everyday” about it.

While the 2010 color of the year, PANTONE 15-5519 Turquoise, served as an escape for many, Honeysuckle emboldens us to face everyday troubles with verve and vigor. A dynamic reddish pink, Honeysuckle is encouraging and uplifting. It elevates our psyche beyond escape, instilling the confidence, courage and spirit to meet the exhaustive challenges that have become part of everyday life.

“In times of stress, we need something to lift our spirits. Honeysuckle is a captivating, stimulating color that gets the adrenaline going – perfect to ward off the blues,” explains Leatrice Eiseman, executive director of the Pantone Color Institute®. “Honeysuckle derives its positive qualities from a powerful bond to its mother color red, the most physical, viscerally alive hue in the spectrum.”

Eiseman continues, “The intensity of this festive reddish pink allures and engages. In fact, this color, not the sweet fragrance of the flower blossoms for which it was named, is what attracts hummingbirds to nectar. Honeysuckle may also bring a wave of nostalgia for its associated delicious scent reminiscent of the carefree days of spring and summer.”

Honeysuckle is guaranteed to produce a healthy glow when worn by both men and women. It’s a striking, eye-catching hue that works well for day and night in women’s apparel, accessories and cosmetics, and in men’s ties, shirts and sportswear. Add a lively flair to interior spaces with Honeysuckle patterned pillows, bedspreads, small appliances and tabletop accessories. Looking for an inexpensive way to perk up your home? Paint a wall in Honeysuckle for a dynamic burst of energy in the family room, kitchen or hallway.

Fashion
Honeysuckle always works with the standard basics of black, navy, charcoal or light to mid gray. But using complementary bronze greens like Willow PANTONE 16-0632 and/or Tapenade PANTONE 18-0840 adds a new sophistication to the combination that showcases the energy of Honeysuckle. The green tones can be really interesting in accessories for Honeysuckle tights and top. Another great and unique combination is Honeysuckle with a pinkish brown like Apricot Brandy PANTONE 17-1540. Think of a warm cashmere turtleneck in Apricot Brandy with a matching skirt and shoes to blend and flatter the legs. A Honeysuckle cashmere scarf and belt create a luscious combination. And to blend all the colors, try a big and bold patterned bag with every color mentioned above.

Home Interiors
Honeysuckle is upbeat and dynamic when used on large areas like the entry area of a house or an apartment. It is an appetite and conversation stimulant when used on the dining room walls. In the kitchen, it adds a fun touch on the table in placemats and other linens (patterned or solid), colored glassware, candles and small appliances. Honeysuckle is a great color to cover up shabby kitchen cabinets, or, if that’s too much of a color statement for you, try repainting knobs and drawer pulls. But be warned – once you try this arresting shade, it can become addictive.

Packaging
Honeysuckle is an excellent packaging color for products that speak to something active or festive, or are suggestive of sweet tastes and scents. It’s an especially good shade for delicious food or drink packaging. The name Honeysuckle is evocative of these perceptions. The closest match to Honeysuckle PANTONE 18-2120 TPX in the PANTONE PLUS SERIES is 205 U, p. 45 (choose uncoated – coated is much more vibrant). One of the best combinations for Honeysuckle in the PLUS SERIES in the context of deliciousness is a grape shade 2573, p.76. Grape should be used in lesser amounts than Honeysuckle with the smallest component in a rich chocolate shade like 483, p.32.

Has your property seen better days after being occupied by tenants over the past years?

One thing is certain. Most buyers will pay more for properties that are in move-in condition.

Whether you’ve been renting out your property for investment purposes or renovating it to sell, implementing just a few key real estate strategies will ensure that you’re property is market ready and will Stand Out in today’s competitive environment.

Try these top makeover tips and your investment property will transform from shabby to CHIC and for minimal cost”

1. A fresh coat of PAINT.

Often the most overlooked upgrade. This is certainly the most cost effective solution with the biggest bang for your buck. A fresh coat of paint, in neutral tones will do wonders to ramp up the market appeal of your property. Do it yourself or call in the professionals….but do it properly. Prep the walls, patch holes, remove switchplates and vents before painting. You’ll be glad you did….and buyers will notice. It’s the best investment you’ll make.

2. Clean or New Flooring .

Buyers are quick to notice the floors….the wear, the tear, pet odours, you name it. The thought of cleaning them and, even worse, replacing them after move-in can be a deal breaker. So have your carpets cleaned just prior to your open house. And if they are in real disrepair, consider replacing them with mid range carpeting, laminate, tile or hardwood. No need to break the bank….just select mid range products in neutral colours. Beware the urge to install budget products. If they look too budget, buyers may think you’ve done nothing all and your investment is lost.

3. Kitchen cabinets and bathroom vanities.

Are your kitchen cabinets or bathroom vanities dated, showing wear and tear? Consider the following makeover solutions, depending on your budget and your energy:

paint, reface or replace

replace handles and door pulls with updated ones in brushed nickel or similar

replace worn laminate countertops if necessary

4. Landscaping

The curb appeal of your property is the 1st true impression of your property. MAKE IT COUNT ! Consider these tips to give your house curb appeal that SELLS !

new mailbox

polished or new house numbers

clean yard

powerwash siding and sidewalks

add attractive flowering planters

5. Clean, Clean, Clean

And I mean CLEAN ! Nothing can be a bigger distraction to a potential buyer than a house that not clean. Pay particular attention to your appliances, bathrooms, floors….and don’t forget door and appliance handles. Just finished renovating?….then pick up after yourself and leave the place spotless. Now is the time to show buyers your handywork.

Call us at 604-328-6479 to learn how Accentuate Home Staging can help you prepare your Investment Property to SELL?

Staging a Vacant Property - ”the FULL Stage” is your guide to a key real estate strategy that will ensure that your property is market ready and Stands Out in the Market.

Did you know that stage homes can sell up to 50% faster than unstaged or homes?

Did you know that a staged home can sell for up to 7% more than an unstaged home?

With increasing activity and competition in the Vancouver Real Estate market this spring, can you afford NOT to stage your property?

We all know that buyers emotions and first impressions play a key role in their decisions to make an offer. Furnishing and accesorizing vacant properties is – hands down – one of the top real estate strategies to ensure that your property Stands Out in the Market.

Make your house APPEALING and MEMORABLE to potential buyers and you’re as good as SOLD !

So now you’re ready to stage your vacant property. Do you opt to stage the entire property or maybe just key rooms only?

Let’s first explore the benefits of a FULL PROPERTY STAGE.

You don’t need to look too far to find the recipe for vacant staging success. Take heed from every new development SALES home that you’ve ever toured. Each and every room has been furnished.

Why?….to create a MEMORABLE portrayal of a lifestyle that buyers want. No imagination needed, no tape measures here. Buyers see first hand how their furniture can fit in that home. More importantly, they experience an emotional connection to the space, as if they’ve “come home”. “I CAN live here”….is music to our ears!

Consider also the impact on todays downsizing baby boomers who are often moving from full scaled homes to 1000 sq.ft condominiums. This desire for high density urban living has made it’s mark…leaving many potential buyers touring properties that are seemingly impossible to furnish and entirely “un-livable”.

By staging all rooms of a vacant property you will leave nothing to the imagination. Buyers will see that:

YES, that small and narrow room CAN accommodate their bedroom furniture or their dining room suite.

That’s a CRUCIAL selling point for any interested buyer and potentially the key to their decision to make an offer.

Stay tuned for our upcoming article: Vacant Staging : “The PARTIAL Stage”

…Home Staging Time Management 101…

In our opinion as expert home stagers, the optimal scenario is to stage your property just prior to photographing it for MLS and as close to the first agents open or buyer open house as possible. This takes any last minute de-cluttering or open house preparation off the sellers plate and ensures that the road is clear for the realtor to focus on the pure task of selling that property. Sounds pretty straight forward…right?

But what if your house needs a little or a lot of extra “TLC” before putting it up for sale? Should you stage the house before or after hiring a realtor?

If you know that your house can do with some ”TLC” because you are:

in the midst of downsizing, packing and/or moving out

completing the last of your renovations

preparing to make minor repairs including painting, yardwork, etc

…….then you may want to consider staging your house before hiring a realtor.

Ultimately, you want to present your house at its very best…and that includes to realtors that you may be interviewing for hire. Realtors are experts on pricing your home and they provide you with valuable insight into what today’s saavy buyers are after.

By enlisting the help of an expert Home Stager first and getting a jump start on selling your house before hiring a realtor, you may get a higher listing price from Realtors. Show them the clear potential of the effectively staged house and they will know that the marketing and selling of that staged property will be easier and quicker than that of an unstaged house.

That’s what these Accentuate clients did. By staging their property first and “setting the the stage”, realtors could accurately assess the house for it’s true features – free of any guesswork as to how each room should be marketed and clear of the distractions of clutter and over-crowded rooms. By staging this house before hiring the realtor, the final real estate process was streamlined and the chosen realtor was able to focus on listing, marketing and selling the house…fast and for top dollar!

Whether you’re downsizing, renovating or repairing – staging your house before hiring a realtor may indeed be the best course of action for you. And if you already have a realtor or if the house is already listed?…. it’s never too late. Just know that it’s still important to stage it and have new pictures taken for the MLS and other advertising avenues. Before you know it…..SOLD!

Most often, clients are selling the home that they currently live in. They are savvy sellers and know the benefits of staging their property effectively in order to Stand out in the Market.

The OCCUPIED house is furnished, home decor and family mementos are on full display, the kitchen is fully operational, storage closets are packed to the rafters, the laundry bins are full. In many cases, all that is needed to prepare those properties for sale is a consultation with a Home Staging Expert who will advise the homeowner on all the necessary changes needed to get their property “open house ready”.

But what if, as the seller, you fall into one of these categories?

you are simply out of time and energy to make those changes on your own.

you have spare bedrooms or work rooms that never got completed and they’re currently storing your ‘overflow’.

some or all of your furniture is either so outdated, oversized or undersized that it completely overshadows or undersells the true selling features of your house.

you admittedly ARE a “pack rat”…whether a “collector” or a “pile filer” you know that your house is CLUTTERED.

you just can’t keep ahead of the clutter and house cleaning amidst packing, preparing to move AND maintaining your job, caring for your children, carrying on with “LIFE”

If any of this sounds familiar, then you may just need a Home Staging “intervention”. Don’t forget, buyers need to imagine living in your house. They need to visualize how their possessions will fit in. Selling your house could be a tough sell if potential buyers can’t get past the perceived disorder .

These are all issues that Home Staging experts face on a daily basis. And this may just be the time to seek qualified, professional help from an expert Home Stager …..to ”enhance” the house that you live in.

When it comes to building a strong selling strategy for your home’s sale, you can learn a lot from retail merchandising.

What makes someone want to buy something when they shop? Stores, big and small,
pay experts to examine the psychological, sensory and tactile impulses that
create the ideal buying scenario. The bottom line is clear. These stores invest
in hiring merchandising experts so that a large portion of the population will
want to shop there.

There’s very little difference when it comes to getting your house ready for
the market. If you have overlooked aspects important to your potential buyers
(even the superficial ones) you risk appealing to the broadest range of buyers
and ultimately risk the sale.

Take heed from the retail world and work to gain these reactions and observations
from buyers:

A strong desire to venture inside

A positive first impression

A well defined layout

A feeling that everything has its place

An uncluttered looking space

Clean fitting rooms – restrooms – countertops – etc.

Ability to visualize ownership through use of mannequins and displays

Avoid eliciting these reactions:

The feeling of chaos due to clutter

Feeling claustrophobic due to cramped aisles and lack of white space

Frustration from the inability to find or visualize what they want to see

Stiff surroundings complete with un-strategically placed breakables

Cold and harsh appearance resulting from improper lighting

When you’re selling your next home, remember to watch out for these cues, or
hire an objective expert who can help you.
